I am a native New Orleanian who moved to the northshore in 1999. My passion for real estate began in the early 2000s as an investor in New Orleans’ Warehouse District and Pensacola Beach, Florida. After my family sold our restaurant business, Cucos Mexican Restaurants, I parlayed my business management and real estate investment experiences into a successful career as a realtor and formed Liuzza Realty Group in 2016, which is based in Mandeville.
From southeast Louisiana to the Florida panhandle, my specialty is high-end homes in luxury neighborhoods, such as The Sanctuary, where I am the expert broker and have handled over $75,000,000 in home sales. When we spotted the house for sale online, described as being built in the “style” of A. Hays Town, it grabbed our attention. We have always loved the famous architect’s use of old cypress beams and interior brick, so while the exterior of the house looked like your average raised Acadian, we were intrigued by the write-up. Once we clicked on the listing’s images, we saw not only gorgeous photos of every room in the house, but also a scaled floor plan to illustrate how each room flowed into one another. The upstairs playroom was described just as A. Hays Town would have – as a garconniere – and seemed to make the home seem even more charming in a historic sense. Based solely on the online link, we had to see this house!
Vince Liuzza, of course, was the attentive listing agent, and his meticulous descriptions of the house’s features during our first visit helped seal our decision. The home was built on the edge of federal wetlands, however, and because I am a retired geologist, I had myriad questions about subsidence in the area, what sort of soil the foundation was built upon, and how likely it was to get a permit to install a pool in this ecologically sensitive area. I’m not sure how many prospective buyers actually want to know what sort of dirt is under the house, but Vince took my unusual questions in stride. He got back to me a day later, having researched it all and even provided names and phone numbers for permitting agencies. Instead of making me feel awkward for my esoteric inquiries, Vince left me feeling like an astute buyer. He was warm and incredibly easy-going.
My husband and I were so impressed with Vince’s professionalism that we engaged his services to sell the home we were leaving, and he gave the same level of thoroughness to marketing our old house as he had our new one next to the wetlands. Having observed and evaluated his performance from the perspective of both a buyer and of a seller, I cannot speak highly enough of Vince Liuzza’s work. He is highly intelligent, diligent, detail-oriented, and knows the real estate market extremely well. His genuine warmth is just the icing on the cake.

Sometimes dealing with personalities can be a challenge. I knew my 80 year old parents, especially my mother, didn't really "like" realtors, that is until they met Vince. My parents were trying to sell their house in a high demand area "for sale by owner" and were having no success. After interviewing several realtors, they were not satisfied with anyone, especially with the price that was being insisted upon by the realtors for what my parents perceived as a quick sale. The house was paid for, so they were not in a crunch for the money.
After interviewing and speaking with Vince, not only were they impressed with his knowledge and professionalism, they were impressed that he took a personal interest in selling their home for top-dollar and not just selling "to get a sale." Vince took the time to explain in great detail all of the regulations of real estate. They did sell their home with Vince, and after a lot of back and forth with the buyers, my parents were ultimately pleased. Vince goes above and beyond for his clients and it does not go unnoticed. He is very professional and can explain the nuances of the real estate market. I am not currently buying or selling, but there is no question in my mind who I would turn to if I were.
